I have a private "lender" who in the past has floated me the money until I get my check but since moving out of state, this becomes more difficult as we need to do wire transfers etc...My question.

@Angelo Pozzuto even if you had an LLC you should still purchase in your own name for a better rate, then transfer into your LLC.

All recordings that have transfer tax are exempt.However, if there was an instance where it was due, it would be debited to the party paying for the recording fee for that item.

Sure - there is documentation that goes along with it, such as a credit report and pay stubs that can expire, but if that credit report or paystub has the SAME DATA in 90 days, the information is still good - therefore your approval is still good.

I was told my Certified checks that were made out to “MY LLC” would not be accepted to transfer over to the sheriff office and my winning bid was nullified and the property was re-auctioned.
