My company has 2 flips under our belt and are midway through our third (soon to be closing on our 4th).

As stated I am a new-ish investor with one property in Tampa under my belt which I house hack.

I would like to help him and get our first rehab under our belt.

Don't think I would purchase this exact property again now that I'm older and wiser, but am pleased to have one property under my belt.

Like many new investors, the current housing market has made it really difficult for me to know what is a good purchase because I don’t have a lot of tools on my belt to make something work.

For the HVAC I would have it cleaned by a professional company, make sure to have the ducts sealed with a smoke sealer product and they thoroughly clean the heat exchanger coils and squirrel cage blower.

You can get financed pretty easily for your first flip, but lenders like us are going to want to see a few of those under your belt before we fund a ground-up deal.

If I had a few more rentals under my belt then I would try one rental as a section 8.
