(has anyone actually read all the documentation for these loans to see if something addresses this?)

I’m working to refine this process as I’ve just gotten professional photography done of all my buildings and I’m working to get a website and a link to an online application that I think will increase the number of actual applications I receive.

The advantage of flat rates instead of increases is the tenant becomes used to it, if they leave early you’ve actually collected higher rents, and you have an easy sell for rent increases when you “haven’t increased rent in 3 years.”  

Virtually all basements are going to have water concerns, whether from high water table, moisture attempting to move from soil to concrete/concrete block to air, actual infiltration from walls, etc.

You'll want to make sure it is actually legal.

However, we keep coming back to the potential that the best first deal actually lies in a property that my mom owns in San Diego.

My biggest concern though with the Townhomes was about if they have challenges with renting out or if comps are done for similar br/ba/sqft or if the actual townhome “neighborhood” has more weight than it may for SFH when doing analysis.

Case in point, the kids fingers shouldn't be in the radiators (actually baseboards) in the 1st place.
