Hello all.I am a newbie  and step one for me is saving for a down payment and practice analyzing deals.

If anyone has any advice or words of wisdom for me, I'm all ears!

So, for me I remind them that I don't actually NEED their lease + money, I Just need someone's and I'll go with the one who can do it first and is approved as a quality tenant.

Interesting about that house in Cleveland as a double may just be right for me, but my heart is really pretty set on Lakewood (my old neighborhood) or somewhere close.

Many people who I hear on the podcast or read articles on are very familiar with the areas they're buying rentals in as they more than likely live in the area.Unfortunately for me, I live abroad at the moment - though originally from Seattle.  

Some questions that come up off the top of my head:1) Is a form letter something you would want to use?

I asked him to search out other deals for me, and he let me know that he has this one that he already manages that he could sell to me.
