I have seven empty units that will soon be online and those will be marketed to old people with SS or section 8 as a mitigation strategy.But *If* I it turns out that I am wrong about most people, I could probably pay my mortgages and make my bills with no rent at all on my 49 units for about a year; and I don't think no rent at all will happen-- By my, estimates 19 of my tenants are at VERY LOW risk of defaulting on rent payments, and another 13 are at low-moderate risk.

And, to put things into perspective, I'm a moderate democrat and believe in tenant rights, but things have gotten ridiculous and Oakland is one of the worst as far as not seeing any landlord rights whatsoever.On the bright side, property value is still high in Oakland. 

But moderate leverage is pretty secure itself.

TN also has ordered that bars can be kept open and gave a special order that alcohol based drinks may be picked up from the bars and taken home from the bars in cups with lids.

But from my research, you can not disqualify someone for drugs or alcohol felonies because it is considered a "mental health disorder" You can always find another reason not to rent that doesn't have anything to do with that. :)

She's mentally ill, also probably having alcoholic late night rages. 

A DUI is at the least a lack of judgement and at the worst an alcoholic that only got in trouble once.

I'm really against this trend - and I'm a registered democrat, albeit a moderate one. 

I can provide very well for my family with moderate effort but it gets boring only focusing on yourself and family.

Who knows what flavor of drug or alcohol he was using lol.
