Hey @Amy Ranae,This would depend on the type of leads you're targeting - sellers for retail/end user buyers, distressed sellers, probate/divorce sellers, etc.Generally, I'd recommend - Cold calling, postcards, social media advertising and SEO marketing (this will take the longest amount of time to yield results).

These next 2 you can do on your own.Apply for an ITIN (Individual Taxpayer Identification Number) or Social Security NumberOpen US-based accounts (with the above items in hand, you can open a US bank account)This will set you up to legally invest as you see fit.

With that in place, you can offer the seller more than their asking price, you can offer them a deal that works like a long term annuity, you can offer it as retirement income (think second social security check for 30+ years)  You can even offer to send their family on annual vacations or pay for a college rental for their children. the only limit n this technique is your own creativity. 

If I Choose to run the business under my personal Social Security would the only drawback be the liability of potentially getting sued?

For example, I won't bill my full time talking on the phone when we spend half of it socializing.
