If your water pressure is in the normal range (40-80) and you install one of the better quality heads, your tenants aren't likely to notice they are low flow.

I think that you might find a better risk-adjusted return for you personally, and better for your sellers by far, to simply buy one deal instead, at a more conservative capitalization, with more money down.

This also leads owners to ASSUME simpler is better when it comes to management contracts.

That said, I get much better interest rates here than in the US right now which helps the yields.
