The appraisal came back at $200,000, my realtor and the bank feel the appraisal isn't right but the underwriter for the loan won,t hear our arguments.

Teri Thank you I am pondering my next step I had most of my friends properties rented but during the recession renters stopped paying and destroyed properties 80% of the properties are not occupied as I ponder whether to repair and rent.

If he is not accepting financing contingencies, it is probably because the property is in such disrepair....so he probably wont want to hold the note on a property like that, even though he already owns it.

Keep in mind these people have lived in this squalor for decades at this point and I firmly believe they wont clean up to the standards I need them to be.

Thanks @Tom Sanders for your response.I guess i want to understand the risks involved with letting tenants buy and use trampolines from Landlord's perspective.I have found insurance company that says "we wont cover trampoline, however if tenant sues you and they go to court and if court passes a judgement that landlord was responsible, our liability coverage will be used for the payment"Some insurance companies won't even say this much. they say we would have to remove any liability coverage that we offer you as a dwelling / landlord coverage

Many listing agents will not respond to inquiries from someone if they are not an agent....and sometimes they wont even respond to us agents lol.
