Maybe my expectations are too high due to the quality of my property manager.Do you agree that a PM should be proactively pointing out future maintenance issues, or am I expecting too much as well?

Depending on the size we may partner with 1-2 people so that’s another aspect I am looking into as well.  

Looking at outside markets can work very well, but you must have a team in place prior to purchase.

And you mentioned it's zoned residential, well a camp site is not a residential use, so now we have zoning to get through for use variance maybe. 

It turn out well?

Find one that has flexible spending options as well as the capability to skip trace LLCs (which is a double skip process).

They have run STR in Cleveland for years and know the area very well!

I just bought an SFR home in New Braunfels and it's been slow go there as well.  

That said, long-term the appreciation you get in the Puget Sound region is superior to many other markets, so assuming you find an excellent property management company that is able to screen tenants and only put in very well qualified, vetted occupants and you experience limited issues over the holding period, you'd likely come out ahead retaining the Mill Creek property if your financially able to do so and still buy wherever you are headed out of state.
