Assuming that TMS (Tax Map Submap) is the same as APN (Assessor's Parcel Number) I was in a similar situation (2 duplexs one one APN with shared parking, etc.) and bought the property using a 30-year fixed rate loan.

The reason is that some banks are going to want to see you own it for a year before refinancing, especially if you're using a new appraisal.... they are going to want to see either what you've done to warrant a higher price, or have enough time to buy to blame a higher price on appreciation.As far as LTV.

Often that type of clause will state a specific amount that the tenant must pay to break the lease, instead confusing it with the security deposit.If you tell a tenant that you intend not to return the security deposit if a tenant breaks their lease, then there is less incentive for the tenant to perform well on any other term of their rental agreement for the remainder of time they are in your unit.I would be careful not to confuse the matter by using a security deposit in this way.

@David WurzelTypically a land contract is beneficial for the lender / buyer of said land contract on secondary market in judicial states.In non judicial states it makes no sense for using a land contract because to get the property back typically takes longer and is as expensive as a foreclosure.

there are some insurance ones that are downloadable - the data is what they often charge for - it varies by area - labor and materials - so you need to get a feel of prices for materials then for your area's labor charges and the time needed - then you can calc it out or write your own spreadsheet - using a computer mostly, I am not sure a phone app would be able to store the data needed - but you could just memorize things like the cost to gut renovate a kitchen or bath as was suggested and how much a roof or flooring costs psf

I realize there's a fair amount of install cost for mounting the unit, wiring the unit, and installing ductwork, but it seems like it could be done for a ballpark of $4k-$5k per unit (I'm using a 2 bed/1 bath with about 750 sq ft as my example).
