Unless you are referring to something like a TV in the window of your own property, then that shouldn't be a problem.

Get the big TV, but the off brand.

You may find that tenants think they want stainless steel appliances (that's what the popular TV shows promote) until they find out they are harder to keep looking nice.

If you believe the TV shows it’s simple, go buy something and fix it and then flip it for a huge profit.

TV is GREAT however the cost is outside of most investors budget and its a long term play as it is absolutely brand building.
