An entirely separate entity will be needed and brokerage corporation will be needed.To start the residential firm will be a single member LLC but may turn into a partnership in the near future. 

You could also contact one of the Chamber of Commerce to get their help for where you should locate and if he was aware of any future development that might effect you.  

In short, you need to ask yourself how will the appreciation that has occurred over the recent years be sustained, and what driving forces will happen going forward to continue the price trends of demand > supply??
