With respect to the abandoned properties (existing structures), I search thorough the city's code violations website and I see tons violations and they appear to be very intimidating, to me anyway; as a rehabber with a buy'n hold philosophy, I would not want to be hammered by the city once they find out that we are the new owners.

Disagreements in partnerships happen all the time and it is even more likely to happen with family (which is why I do not do business with family).If you are confident in the number on the house, see if you can structure a deal to buy him out, it will lift a (perceived) burden off his shoulders.As for possible addiction....can't help much there, take a counselor's advice.

It would make sense for them to frame the house, they are already there and they have to support the structure as they bring it down.Maybe they can even consult with the client on what to build, and how to build it cost effectivly and after that they can facilitate with the permits.
