Have you been able to check all the major systems (HVAC, roof, water heater, etc)?

There is about $3000 in expenses per year (maintenance = $217, pest $450, gas $185, water $1270, and garbage = $1700). 

Purchase price: $13,100 Cash invested: $30,000 Sale price: $79,900 This was my first fix and flip, The house was in complete disrepair, it was gutted to the studs, spray foamed, new electrical & plumbing. replaced the water heater and furnace with new high efficient models, new drywall & siding, porches, basically the whole house besides the roof and studs.

Other fees turning water on/appraisals etc$1000$51000 opening cost.

I'll be paying for water and gas radiator heat.

I wanted to give an update on what happened at the Colorado Springs Planning Commission meeting today. 

I had really bad sticker shock with this property when we reached out to contractors for basic repairs and decided to take it all on myself, which was a big mistake in hindsight since I missed the Spring buying fever and we lost some of the value on the property.

So here's one idea: if you want to find people near you in serious financial hot water, with pressing reasons to sell their house to you, why not look where you're sure to find these people?
