The new owner's application with the mobile park office was denied after we made that transaction and she told me it was because she was new to the area and therefore unemployed at that time.

So I figured why not sign up, do my due diligence in knowing more about real estate.

I just bought a house from a seller who didn't want the home to be listed or have any for sale signs out front.

Lender had to sign off on the check and wanted proof I did the repairs.  

But I do think either way you can at least ask if they want to sign the lease sooner.

I have not done much research on the topic, because I prefer to have an immediate transaction as opposed to investing and having money tied up for a year.My question is, have any of you had a success story from tax sales?  

I would check with your attorney or accountant, but if the renovator sells you the house for $200K all in (and your counsel has the necessary documents signed) then the HST could be deemed to have been included in the price.

All in all I have been involved with 5 HUD transactions just this year where the financing was hard money.
