Our plan is to buy turn-key deals that will require minimal management.So long story short we plan to list the property for sale, as-is. 

You could lower rent to fill a vacancy only to discover it is someone that suddenly can't pay rent (lower quality tenant).  

I'm contemplating the area of short-term rentals (thru Airbnb for example), as well as house flipping.

I would love to buy a multi unit property in the area but realize I am too short on time most likely.

My dad was long as well pointing out things to the inspector and asking some good questions.Long story short the house has been added on 4 times.The attic didn't have nearly enough insulation and the inspector seemed very surprised at that. 

HelloQuick scenario is I got an off market property large enough to subdivide square footage wise however the lot is odd shaped so when I split the lots to meet the minimum widths the one lot falls short approximately 800 square feet.

I invested just short of $4,000 into a digitally controlled water softener w/ 250LB capacity brine tank, and a top of the line Iron Filter to match.

Seems that the house can rent between  $2,200 - $2,500Studio I am not sure...I'd probably do short term rental.
