The problem is the chemicals in the pool, react with the sealant, and instead of having a really nice rock layout where you see color running through the veins in the rock kind of thing, you see a washed out surface because the chemicals from the pool really interact with the sealant.  

All white with one sheen is one thing, all white with doors and trims in semi gloss, walls in low sheen and ceilings in flat is still 3 paint colors as the sheen is different for each area.

Brightening up the color of the place would work in your favor.  

While you can do well on the rental income side, bear in mind that property prices in Italy have been on a long decline since the financial crisis while they rose a lot in most if not all other countries in the developed world.

In your shoes, I'd search for a matching set at a habitat for humanity thrift, or buy a simple set that matches color of whatever else you have in there.You can mimic what the apartment complexes in my area do and offer 1/2 month or specific dollar amount off to move in by a certain time.

So, I started the negotation offering my tenant $30K which he quickly accepted...Then he got a lawyer called "Crow & Rose", who is a pretty malicous person...lot of hatry for landlord and capitalizm in general...Lol"Crow & Rose", at one point, told my tenant that he should ask for $384K...After lots of back and forth, we settled at $61K, roughly the mid point of tenant's initial expectation of $50K to $75K, before he got the lawyer....
