Quality of finish, zoning and code rules? 

Specifically what type of permits and zoning I may need or steps I need to take in order to do this properly.

Atlanta is rewriting the zoning so you can legally do an ADU in the basement. 

I have a lot zoned RM unbld and would like to have it zoned to be buildable, the owner has property near lot and has spoke to city hall.

After looking into the zoning I learned that area will allow me to build up to 6 floors, so I'm thinking while I have this golden opportunity I should go for it all and build a 6 story apartment building, putting me at 24 doors to rent out.

A single-family home that's zoned for business use has additional value because it's flexibility to operate as a business, a residence, and possibly even a short-term rental.

Now if they can't qualify for any loans I'd see that as a big red flag for selling to them at all.

I like credit unions because they don’t have all the red tape that most other big banks have.
