Worst part was that he had gotten himself a roommate (without my permission) whose employment (as he described it; I'm not kidding) was "marketing".As my son and I were clearing out the house after the eviction, four of his "customers" stopped by to pick up their supplies which involved little packets of white powder (we found some in the kitchen cabinet that "TJ" over looked).

I've done 1031s but probably shouldn't have, it was a popular thought.The though of deferring taxes and paying with future cheaper dollars is rather a myth, for those dollars to be cheaper you will have inflation.

In answer to Jon's question, we are not seeing the cap rate compression that apartments have been experiencing, probably due to the fact that the majority of real estate investors are scared to buy mobile home parks due to basic misconceptions about our customers and how the business model works.
