Another alternative for the type of investor you outlined could be a Preferred Equity Fund.

The business plan will outline how you do business from getting lead to buying properties and the exit strategy or if you are going to sell the property or hold to rent.

I'd just make a very clear move-out instruction sheet that outlines what needs to be done to get a deposit back, including the appliances returned to the same level of clean as when they moved in (you could take pictures).

It outlines different aspects of your life and asks you the hard question: What do you want out of your life :) Once you have a solid plan then you can be intentional with your time and resources as opposed to frantically trying to "do a deal".I also created a free 10 session training based on this as I see so many people struggle with it.

What you outlined is what i'd like to do. 

If they don't have that built into their portal, they should at least be outlining it in the quarterly reporting. 

Outline anything in your lease thats important.
