They are also versatile enough to turn them into medium short-term rentals to further increase the cashflow if you find them in better areas and you guys got extra cash for renovation and furnishing. 

Whatever you medium you choose to use the key is consistency.

Doing a mix of medium-term and short-term rental periods is smart.

Insurance companies make money, they charge premiums greater than the expected payout, I strongly prefer to carry a large reserve fund and cover small-medium repairs out of pocket. 

The collection agency seems to be a happy medium.  

Hi All,Do lenders require flood insurance for medium to large multifamily apartment properties NOT in a 100 or 500 year flood plain?

Not all contractors accept all payment medium, I don't accept credit cards for construction, but I do for my material supply business.

Going to stick with my smaller/medium plexes for now as these get great returns in the area I'm currently investing in.
