Also, have you tried cold calling owners or sending postcards with limited info about the property to generate some calls?

I have an applicant who has a good credit score in mid-700s and has pay stubs grossing a little over 3 times the rent.

The dilemma comes because equity is limited at this stage so I am trying to find the best way to put my investment funds to work. 

This should be simple to look up with the county they will list all applicable taxes and all applicable exemptions along with their amounts.
