Since then, I have been doing a ton of reading, watching videos/how-to's/webinars, listening to multiple pod-casts and have practiced analyzing a few deals. 

I am building my processes, while actively looking for leads (drive for dollars, cold calling, etc). 

I did not set an amount as not to get to discouraged at the end of the year. took me 4 months at 6 open houses a month to get my first client.with a team team they will give you leads, use that to gain confidence and knowledge and then spread your wings when your ready!! 

Bear in mind that most of these types of deals are limited to accredited investors.I also found some pretty interesting videos about the topic on youtube.Best of luck!
