Any measly amout clearly shows ther is a lack of good faith and if your contract blows up and you try to enforce it, the judge may laugh.When you know the deal is sealed up, that the seller has no other options and is really motivated, basically following your instructions, you can write up a PSA at ten bucks, and run toward closing.

@Maureen Campbell yes, I have a designer on my real estate team that also flips, she chose interior and exterior colors, granite, backsplash, flooring, all I had to do was purchase material and instruct GC on what goes where etc  she's a great resource for me

The only real difficulty in my experience is the first time you build them because of instructions take longer amount of time, however the second time you will notice a huge reduction in time used to build them.I also screw all the cabinets together and the plywood down to increase strength.I also find them stronger and reasonably priced to the Chinese manufactured cabinets that i used in flips.
