Maintenance depends on age of the facility (as with pretty much everything in RE).There is a bit of competition in the mini storage segment but smaller mom and pops can be found for reasonable CAP rates if you are self managing. 

Why is the ARV in the Financial Info less than the actual ARV? 

It should give you some of the things you will be looking at in the Homeowners Insurance process:..I can give you some general info on insuring the property: Here are some things to look for from an Insurance prospective: Any in-ground tanks (active or inactive)Any Knob & Tube or Aluminum WiringIf built before 1978, does the building have Lead Safe certificationsAny wood stoves or secondary heating units.

I need more info to analyze this deal.

@Nik Moushon I've got a contractor info working with who said if I can find the land to do it, he can build duplexes 2x1, or 3x2 for 85-105/sf.

The DC is where pre-foreclosure info can be found in Essex County at least, so perhaps tax delinquent information can be found there too.Just a thought/bump for this question.Blake
