Maintenance depends on age of the facility (as with pretty much everything in RE).There is a bit of competition in the mini storage segment but smaller mom and pops can be found for reasonable CAP rates if you are self managing.

@Nik Moushon I've got a contractor info working with who said if I can find the land to do it, he can build duplexes 2x1, or 3x2 for 85-105/sf.

The DC is where pre-foreclosure info can be found in Essex County at least, so perhaps tax delinquent information can be found there too.Just a thought/bump for this question.Blake
