If the MF property is in decent shape and just needs a fresh coat of interior paint and some other small repairs you may be looking at 5-15 days delay.

As far as tenants whom are inherited, don't be afraid to give them a 30 days notice and start fresh.

And it needs to smell fresh and clean.

A new 'satisfied' post on your credit I would think would be way better than an old bad debt they can wake up anytime with fresh bad reporting.
