Then we headed out of state for a week for spring break with out kids...Next thing we know a friend who was putting the finishing touches on the basement tells us that he can’t access the property and the door is “stuck”.

You might offer 5% under asking but be able to do a quick close or maybe they haven't found a place yet and you could do a late close

For the last four years we had a stable economy, unemplyment keeps getting lower, continued low interest rates (anything below 8% is low) and a social trend towards renting (although millenials have started buying as of late).

We are not going to be able to get into the property to inspect so we want to see if the numbers work with a worst case scenario of having to redo everything (roof, electrical, plumbing, flooring, kitchens, bathrooms, etc.) with top end finishes. 

A fire was lit after reading that book...Since finishing that book, I've spent the last 6 months reading, researching, and studying real estate investing; Now it's time to get into action! 

The PM was never prompt on payments to us, so we never knew if the tenant was late or not, we never got statements. 

I cant get my husband to quit his job as of yet, to be able to flip houses thru week and not just on his 2 days off,so i know a serious large flip would take us longer than 3 months to finish!...

I've never missed a payment or been late in my entire life!
