Investors are all about numbers and are easier to work with and execute faster than your traditional home buyer wanting to fall in love with their first home, for example.

For me, remaining at the same employer holds a bit more weight.  

You will learn it very fast. probably faster than me.

My main goal is to bring in as much cash flow as possible so that I can reinvest faster and let the process continue.

The interest isn't bad, ~2% on the subsidized loans, ~6% on the unsubsidized; the weighted average is about 4%. 

I have been in miserable jobs before, I did turn in a notice, but once I left it literally felt like a weight lifted off of me and I was so happy.

I just use a trimmer since that's faster than a push mower, but will likely switch over to using my 48" commercial mower for the summer since it will be easier to get in there with a trailer with less students in the area, and it looks nicer.
