If you're looking to buy in CO, also great advice to make sure you do your research into where you're buying because it can change a lot by city out here and really affect what the your best strategy is for each property!

We’re getting so many nomad-worker tech-bro types moving here that medium-term furnished “executive” rentals in prime locations can fetch up to $30k/month (needs to be in a blue-chip location with super high-end luxury finishes/appliances/features obviously to rent for that much, and it’s seasonal, but still, it’s crazy).

I agree with @Joseph P Finkelstein that finding a co-signer to supplement your income is your best bet, if at all possible.

The one that is paid off is the one that had the fire so both sides, inside and out, are brand new.  1 side is leased and we just got the CO for the other side last week and getting it rent ready now. 

May just end up my niche since sadly I know most the hospitals as well as contacts and social workers who met referral needs for losing needs etc.
