My current SOW is more or less as follows: New floors (hardwoods are heavily scratched, will be replaced with LVP's) PaintNew appliances (replacing current with stainless steel)Cabinets (I have the opportunity to purchase new ones at a discount, so I'm running the numbers on replacing vs painting and swapping hardware)New tile and vanity in bathroomI have some flipping experience, but this is my first rehab for a rental property.

There happens to be a distressed property right across the street from one of my other properties that has been empty for quite a while, front porch is falling apart, kitchen cabinets and appliances have all been removed, etc.

Cannot see into the kitchen from condo, but saw all the cabinets, sink, everything outside near dumpster, and wall excavated so u can see into the (barren) kitchen from outside, and waters from our fridge lying around empty.They are not offering ANY compensation; referring to get renter's insurance, and say will be done in just a 'few' days more.

We cleared the trees, and have updated the residence - new flooring, paint - and will repaint the baths and kitchen cabinets July 22.

We resealed and painted the massive pool out back, built a new deck, did some landscaping, upgraded the kitchen counter tops and appliances, painted the cabinets etc.

They should be able to send you several comparables, not just 1-2, that show what they claim.Also have an issue with them getting cabinets at Home Depot!

Look for properties that have come back on the market, look for older cosmetics that are relatively easy to update—tired wallpaper to paint, new cabinet doors, new appliances, new vanities, hardwood under carpets things like that.

Majority of the needed items are cosmetic (thankfully) and my current to-do list includes repainting the interior walls, cabinets, vanities and cupboards.
