If you get copies fire marshall's and insurance adjustors reports, they will be helpful, but I would recommend hiring a contractor, your building inspector and a structural engineer to walk through the property and assess the fire-damage and estimate the effort to address it.

This passes the 50% rule (before renovation) even if i put down 3.5% and owner occupy (which I'm considering)One negative factor is that even though it's listed at 180k, it's tax assessed over $400k (meaning 6k in taxes!).

The only thing I know, is that through some real estate training I went through, the creator of that system said he pays $5 per lead to bird dogs which includes: -Property Address -General assessment of the property condition -At least 6 pictures of the exterior He also said if the bird dog also includes the name of the owner, their address, and phone number(via a property records search through the county) that he pays them $10 per lead.
