If you're in the western states you don't want to start an eviction unless absolutely necessary, and you must have an experienced eviction attorney.I'd like to hear more of what Nathan G or even P Steiner think about this.

I own a few in the Outer Banks and a few in the mountains of Western NC. 

I would use it for fix and flips here in michigan until it was doubled and then use half for buy and hold and half for flips til doubled again....then move into higher number of units buy and hold and keep doubling in this fashion.

Especially if you can switch the position of a big, old-fashioned dining room and a tiny little utilitarian kitchen.

Doesn't the selling agent have a duty to present the offer in a timely fashion (it only takes a call)?

Right now western Geauga County is low on inventory in most price points.

Then take them to small claims court to get your money back.If they aren't replying to your emails/messages in a timely fashion or forwarding them to the right person, how well do you think they are going to handle a tenant?
