That's why I am fazing out of residential multifamily and looking into value add Multifamily syndications like what the OP is talking about as well as Self Storage and Mobile Home Parks. 

We give them a 7-Day Notice and the notice states that if they don't comply they face a potential eviction and our letter states that if they don't move their crap we will move it to a storage and charge for both the labor and storage costs.

Is there anyway to add value to the property over the first year or 2 by raising the rents, improving it, adding additional cash flow through laundry or storage etc?
