Which niche would reward me with better cash-flow?

REI can be extremely rewarding, and extremely stressful.

If they break the lease or stop paying I do an eviction same as for a 1 year lease.This rewards a good tenant by knowing their rent will not increase for 2 years.

Trying to gauge the risk/reward of possibly getting a disgruntled municipal employee who isn't happy about having to come out and do a review if that ends up being what happens.

For the longest time we've been using a bank credit card that generates no rewards.

The best investments aren't going to be great for the first few years- it's like anything else, you have to get in your reps before you reap the rewards. 

I have a huge passion for design which is why I love taking on this massive project, I get to do a lot of shopping and seeing everything come together is incredibly rewarding;)

Risk vs reward.
