Multi year lease clause
Tenant is asking for 2 year lease during renewal. They have been good so far and we’re okay with locked in rent for next two years.
Looking for any gotchas and clauses/provisions to add in the lease addendum. I’m also debating for 2 year lease vs option to renew after 1 year.

I don't recommend signing leases longer than one year. In my experience (and I have a lot) they tend to leave early anyway. Many tenants ask for a longer lease hoping you'll give them a discount or so they can avoid rent increases each year.
Stick with one year. This keeps you on schedule for inspections, rent increases, changes to the lease, etc.
