Because of double taxation Canada-USA (63-73% in my case) and all international form requirements, since I got married last year, and became a US Citizen for tax purposes ONLY (!!!!!!!!!!!)

Which area should I aim or is there even possible for me to find such property?

There are steps and forms to fill out and turn in and you need to do it granting them enough time to respond properly.  

Investing typically takes much less time then commission work so you can fit it ii in between commission deals.This has been my strategy for several years and it has worked out nicely for me.

Can you define LOC for me?

The build environment effects us all in some shape or form (no pun intended) and to approach real estate as both a design AND investment opportunity, i believe you can set yourself apart for the better.  

There is a price for that convenience in the form of a lower selling price.
