Keep it positive, highlight the improvements you are making, list up the appliance brands, mention that your renter receives brand-new kitchen appliances, covered by the mfgr warranty.

We are paying in full (and we are amazed at how difficult it seems to have them take the money); we live overseas.I've walked thru the condo (in an HOA) and am very happy with the quality of the appliances.

Get contractors to give you unit prices and sq ft numbers for various items and know what appliances you'll put in.

I think your rehab number is too low with a a AC replacment, 2 tub/shower replacements, appliances, paint and landscape.  

I know it isn't much money - but in essence, the seller would be getting more cash out of the deal than he agreed to which isn't in keeping with the spirit of the deal....and there goes part of the budget for replacing appliances that need to be replaced under rehab.Anyone else run across this? 

I'm not worried about collecting the rent, I'm worried about using appliances etc in my house to keep them functional.

Took the nice appliances.  

(And yes, I'm changing my process to get 'eyes on' every appliance, fixture, etc. going forward).

I use low end SS Frigidaire appliances.
