Some lenders will "sort of" consider it kinda like a refi if that lender/underwriter has a program to track accepted rent payments via servicing over the lease option time frame, but that would have to be something you set up up front with the seller/buyer, and you'd have to find a lender that has a program like that (I've heard about mumblings that this exists, but I've yet to speak to a lender that really offers this - I think this sort of program may actually be like the mumblings of the loch ness monster, or big foot - doesn't actually exist in the wild, but people still talk about it as if it does).

I had some lady that wanted to rent a unit from a company I used to work for, but we turned her away because she had a felony for using pepper spray on some guy she claimed was trying to attack her.

At the very least, if I don't know the CPA, you get three categories:A big number here hurts your purchasing power.A big number here helps your purchasing power.A big number here reduces your tax bill, but doesn't impact your purchasing power, so whatever else you do you should go wild with these boxes.Then you give that to your CPA who will ideally tell you how far you can push it without breaking the law.I've got someone in contract right now that did the whole "say you make a lot, go easy on the deductions" thing per some other lender's advice.
