Then replace shower heads, faucets and toilets.

Things like that are not panning out for me.

Our biggest problems are that my credit is in the toilet and my wife hasn't yet established her's.

Homeowner brain says, I need a master bathroom with two shower heads, a Toto bidet toilet and custom tile. 

In managing the listing, we respond to inquiries and bookings, set up cleanings/maintenance and make sure they are done properly, track events/busy season and set prices accordingly, do inventory on household items (linens/trash bags/toilet paper/etc) and do the shopping for those items.

One call for toilet or sink would pretty much wipe that out for the year. 

This is a standard shower pan with tile walls and a sliding shower door.

So, yeah, getting excited to get the floors redone on the first floor, because we can put in the toilets, paint, and have 2 nicely renovated baths. 

I've shown rentals (not my own, thank goodness) where tenants left toilets full, sinks loaded with dirty dishes, dirty underwear out, etc., because they were mad at having to show the home, so if they really don't want it shown, it is unlikely that it will show well, anyway.
