My mentor taught me how to underwrite for 6-8 months of operating reserves, not be too aggressive with the rent growths or rent projections, and to be conservative with the terminal cap rate so I can protect my investors and my reputation as an investor even if the market environment changes.I believe that many students make the mistake of hiring a mentor who hasn’t purchased a multifamily deal since the Great Recession.
