I think your next step should be to find a local lender that offers FHA loan products, talk through your situation, and see what is realistic.

Also hardware and doors and other little replacement items are odd sizes and so you may have a hard time buying off the shelf home depot products to make repairs. 

There are so many lion products for multifamily out there right now, I'd recommend you  find a commercial mortgage broker in your area and talk with them about all the options. 

Your projecting the life span of those products over there expected lifespan.  

An an approximate $300k property, you are looking at 75k down (25%), not to say you couldn’t find products with a lower down payment requirement.

Private / bridge lenders are going to be less concerned with occupancy when it comes to a bridge or stabilization product.

Arbor recently came out with a product for exactly the type of portfolio you described, although you may not meet their minimum loan amount yet, unless you've added a lot of value to that total acquisition cost you mentioned.I definitely don't think you need to fly around the world to find investors.
