Estimating CapEx and Repairs

In my first month of analyzing properties on the MLS, I've been having trouble figuring out a preliminary estimate for capex and potential repairs without actually seeing the property. I'd assume the best way to obtain this information is to physically see the property and to inquire with landlord, but what would be some indicators and measures to consider when analyzing on the surface?

 Its impossible to assume. You may have to change so many big ticket items immediately, roof, hvac, windows?

Best thing is to do your calculations and figure out a max cost your willing to put out upon acquisition and a monthly capex afterwards..

After you do a walkthrough with your contractor you will know if it's worth moving forward or not
