I live in Kennesaw and I’m interested in getting a house but in my price range the houses are selling significantly higher than asking so I was thinking maybe building might be an option even with the lumber shortages.

Do I have any other options?

Since you said tiny homes, this is probably not an option.  

The business plan needs to tell the investors what the problem with the property is, what the positives are and what are they going to do to make a positive impact on the tenants, in order to provide a great place to live, while also providing good returns to the investor.

Moreover, you could simply say “I have experience buying multi family properties and would love to connect with you via email, phone or any option available to you.

And there are probably hundreds of positive use cases we aren’t even thinking about today.

I do have a couple of other options that are not attractive and would be "last resort" kinds of plays that I really don't want to entertain.

The cabinet under the sink had water damage to the base, and I have the option of just repairing that and painting the inside of it.
