Then listen to what Bill says above...As long as everything is functional and not putting the property or tenants at risk (nothing is about to leak, explode or disintegrate), hold off on the capital repairs until they need to be done.The one exception is stuff that would be a PITA to repair while a tenant is in the property.

I always take a picture of the house number first so I can more easily organize the pictures into a folder for each house.

ALTA is a trade organization that most title companies are not a part of.Secondly, as far as I could find, ALTA does not specify that you can not do a double/simultaneous closing.In their Uniform General Closing Instructions, they do reference a simultaneous closing situation in Paragraphs J.1.a.i and K.4.a.i as a "double escrow, double closing, flip sale, pass through, or equity skimming" transaction, and they only stipulate that you can not move forward without full disclosure of the situation to and authorization from the buyer's lender.In a wholesaling situation that would most likely be a hard money lender or a commercial lender, and neither one of them will care.

I do not know if it applies to a non-primary residence property or the organization policies of the institution that will approve the equity line of credit, but I was specifically told by Wells Fargo that I could get a line of credit loan after one-year of living in the residence.
