Other than the excessive fees and hidden charges, then it also has the huge commission with very expensive ratios.

I typically charge between 5-8% with no "hidden" fees/costs. 

I would say $500 per month if they agree to allow showings, open houses (1/month) inspections, and the general instruction that comes from selling ahouse.

You can do permits yourself and make "hand" drawings, go to ladbs for instructions, I find their website to be really owner-builder friendly, poke around and read what it should be.
