You can't walk from a deal because of the virus, without losing your deposit, unless you lose a job or the mortgage falls through.

I mainly invest in B properties and while it is tbd whether or not my tenants will fall behind, very few are in the retail/hospitality business. 

For all the other lenders out there, all the non QM loans are stalling and we saw contracts fall through because of it.

We aren't a large multinational corporation with massive reserves and big cushions to fall back on, but we are human beings that have empathy for a situation that no one alive has ever been through.

Insulate yourself by buying at a good discount below market value in case prices fall. 

If this lasts another month that story may change but the sky isn’t falling yet at least in my operations.

I know a local Agent and she's telling me that the area has potential for higher returns and it's possible to find properties that fall  within the 1% rule. 

We put a clause in that he would pay for any short fall in the rents, based on his 90% occupied rent roll for the next 4 months after closing up to $50,000.
