My biggest hurdle is getting over the "fear" of default or it's some kind of scam.

And the scammers see a lady and try to scam. 

The few drug-related issues we've encountered have all been in C & lesser areas, and all but one were inherited tenants (the other was a section 8 tenant that eventually found other ways to occupy her time since she didn't need to work).It's often a matter of which came first - could they afford better before drugs became a factor?

And this can be done after he buys the property in his name and gotten a mortgage on it.However, one issue though that your partner will encounter is that the bank will want to see your partner has the cash and it's seasoned for 3-6 months: meaning the cash is in his bank account for that duration of time.

And this was by no means the first person this week I spoke to that encountered this phenomenon.So the kids are running around quoting owner occupant rates for rentals, then ghosting people, etc, when they learn their error.It takes about 4 months to get licensed.

You need to make sure you understand what strategy works best for each scenario you will encounter in the business.First, for this particular situation, the solution that will work best for the seller and be the most secure for you is most likely going to be buying the house outright.
