Am I getting scammed

Hi everyone appreciate any feedback. Here is the situation. I found a wholesale deal that I like. I asked for the representative to send me the contract after an hour or so I got a message saying the lawyer and title company were getting it together. A bit Later I got a message saying that they wanted me to sign an earnest money agreement contract until the day of closing and then they would do the purchase agreement contract. I have done a wholesale deal before and it went differently. If it weren't for the fact that I have already been able to access the property and walk around it I would be booting this deal. Anyone ever heard of a wholesaler using this process? Is this a scamming tactic?

 Yeah they hadn't even given me wiring instructions and now they have gone dark. It was a pretty good fraud they had interior pictures and the code to the lock box. I was able to get in and look around. But my first question was what kind of deed will I get. I think they realized I ain't dumb money so that is when things started to get weird. Oh well it was a couple hours of my life but I didn't lose any money.
