I have little to no vacancy, decent rents, and although appreciation isn't going to skyrocket (even in a boom period), I find the properties very accessible in terms of cost.Part of me is tempted to gravitate towards my next property in an urban area BUT when the sticker price is 2-3x what it is in the rural setting......it's difficult to decide!

Anyone else encounter this issue? 

I'm right about 90% of the time, but the 10% of the time I'm wrong doesn't make me stupid, or unethical...I just lack experience.Another possible reason for overvaluing that I've personally encountered is the market shifted dramatically between when I bought the house and sold it.

I believe there are ways to work around the 10 mortgage limit, and from what I hear is it possible to have my wife buy her own 10 properties as well without encountering major stumbling blocks?  

As a rehabber, you will have many meetings/encounters with Code Enforcement.

So many folks encounter an obstacle like that, or opportunity, and decide to hunker down for fear of the unknown. 

@Nerissa Rivera most realtors I've encountered here speak English (especially those on LinkedIn). 

We all know that any new investor can start diving head first into info to get started, and quickly become overwhelmed with everything they encounter.
