I have little to no vacancy, decent rents, and although appreciation isn't going to skyrocket (even in a boom period), I find the properties very accessible in terms of cost.Part of me is tempted to gravitate towards my next property in an urban area BUT when the sticker price is 2-3x what it is in the rural setting......it's difficult to decide!

I'm right about 90% of the time, but the 10% of the time I'm wrong doesn't make me stupid, or unethical...I just lack experience.Another possible reason for overvaluing that I've personally encountered is the market shifted dramatically between when I bought the house and sold it.

I believe there are ways to work around the 10 mortgage limit, and from what I hear is it possible to have my wife buy her own 10 properties as well without encountering major stumbling blocks?
