People gravitate to what sounds cool where they feel its easy. 

We negotiated a 7 month lease (his request... which I thought was fine seeing as if he chose not to renew, it would be easy to find a tenant in Summer) with a condition in the lease that if wanted to extend to the end of the year, he would need to let me know by the end of February.

Because,  the deposit by itself is not enough to protect property from any big damages, would adding more rules in the contract next to the basic contract help?  

@Brian Lasserre, that would be the easy thing to do, but I know I have a great network overseas that are willing to either lend me money and/or invest with me in the US.

Some call it the nanosecond rule because you only have to wait a nanosecond to cash-out refi on the replacement property after closing on it. 

How easy the lender is to work with?

PHA is very easy to work with, so may want to give them a try.
